Essential Functions and Responsibilities:
Assists the Facilities Operation Manager (FOM) with the operation/maintenance repair needs of the Poplar Bluff Regional Office & SEMORS Group Homes in the Poplar Bluff area. Works closely with local and regional Department of Mental Health (DMH) facility directors. Directs the efforts of (3) Maintenance Worker-I positions. Inspects the operation and maintenance of hot water heating systems, HVAC systems, Roof Top Units, and residential Split HVAC systems. Monitor and adjust the facilities building automation systems (BAS). Supervises and participates in routine and complex maintenance repairs. Develops/directs the implementation of a comprehensive preventive maintenance program, (ARCHIBUS). Prepares periodic operational reports related to the cost of materials used, power consumed (Energy Portal), and other similar information. Advises administrative supervisors and executive staff of the feasibility of proposed construction and remodeling projects and the need for major equipment replacement. Assists in developing Capital Improvement budget requests, and requisitions operating supplies, materials and equipment for the maintenance department. Prepare or assist in the preparation of facility-required contracts for services, requests, approve, purchase orders, order and receive products. Ensure all inspections and maintenance procedures along with the required documentation necessary for Life Safety/Joint Commission/Title 19 Surveys keep maintained. Performs other related work as assigned.
Works schedule is Monday through Friday, 7:30 a.m. – 4:00 p.m.
Job Knowledge, Skills, and Abilities:
An understanding of the maintenance industry, construction, and OSHA safety regulations. Experience in building repairs; electrical, plumbing, mechanical, flooring, drywall, concrete any of the skilled trades. The ability to trouble shoot, assess problems with any building system. Working knowledge & experience of HVAC systems and preventive maintenance. Good communication skills, internally and with public entities and vendors. Ability to utilize or learn (ARCHIBUS) management software. Must possess and maintain a valid Missouri Drivers License.
